supongo que eso encarecerá el presupuesto."
Junto a un par de planos de instalaciones, María nos mandó este de aquí abajo y añadió "En el salón ahora mismo tenemos 2 espacios. El comedor por así decirlo, que
es donde iría la supuesta cocina y el salón con un sofá de 3 plazas
debajo de la ventana. Espero que podáis ayudarme dándome ideas. Mil

María, no te garantizamos que la solución que te sugerimos vaya a ser la correcta ni la definitiva, porque es complicado, pero allá vamos.
Si te hemos de ser sinceras, y como información adicional, vaya por delante que si necesitas legalizar la vivienda, difícilmente se puede conseguir en este caso un certificado de habitabilidad, porque, como hemos dicho otras veces, las dimensiones de los espacios y su ordenación han de reunir unos requisitos mínimos. Por ejemplo, un cuarto de baño no puede abrir directamente a un salón, ni éste puede estar iluminado por un patio de luces de esas dimensiones. No obstante, si ya tenéis todos los suministros, es posible que no necesitéis este certificado... hasta la venta de la vivienda, en que el notario os lo requerirá.
La idea que te proponemos es ubicar en la habitación de la derecha, el dormitorio infantil, que es donde suponemos que ahora tienes la cocina. Las funciones de cocina, comedor y salón se distribuirían como ves. Es posible que tengas problemas para ubicar las instalaciones de saneamiento de la cocina en ese punto, porque, para llegar al patio, os vais a encontrar con unos cuantos elementos estructurales (vigas y un pilar) y el hueco del ascensor. Deberéis hacer unas catas y averiguarlo o conseguir los planos de estructura del edificio, que quizá el administrador los tenga junto al Libro del Edificio. No creemos que en este tipo de reforma moleste el suelo radiante que tenéis.
Hemos variado la orientación del sofá frente a la ventana, la situación del televisor es mejor a espaldas de la luz y podéis poner una librería baja, de poco fondo, en toda esa pared, ganando mucho almacenaje sin sobrecargar el ambiente.
El dormitorio del peque -para cuando sea un poco mayor- lo hemos dotado con un armario de dos puertas y una cama tipo diván con mucho almacenaje, aquí ya vimos un ejemplo.
Para vuestra habitación os damos una idea sorprendente que está pegando mucho: muebles de cocina. Elegidlos discretos y, a ser posible, sin pomos, instalándolos a ras de techo. Ganaréis mucho almacenamiento. Dos ejemplos los tenéis aquí y aquí.

If we are true, and as additional information, if you need to legalize the housing, it's difficult to get a standard housing certificate in your case, because, as we have said other times, the dimensions of the rooms and their distributions have to be fitted for occupation. For example, a bathroom can't open directly to a lounge, and this one can't be illuminated across a so little building well. Nevertheless, if already you have all the supplies (light, water, gas...), it is possible that you do not need this certificate... until you have to sell the flat, at that time the notary will ask it from you.
The idea that we propose is to locate the child bedroom in the room of the right, which is where we suppose that now you have the kitchen. The functions of kitchen, dining room and living would be distributed as you see. It is possible that you have problems to locate the sanitary installations of the kitchen in this place, because, you will find a few structural elements (beams and a column) and the hollow of the elevator, before arriving to the well of the building.
