Casa campestre en Colombia. / Rural house in Colombia.

Esta es la consulta que nos hace Samy:

"Hola, vi su página web y me gustaron mucho sus diseños. Vivo en Cali, Colombia y tengo una casa campestre en las afueras de la ciudad. 

La pequeña casa campestre que yo llamo “la de arriba“ esta en un lote compartido por otras dos casas independientes: la “principal“ que es muchísimo más grande (la cual es para uso mío y de mi familia) y la del mayordomo, que cuida y atiende los jardines y la huerta. El clima es templado pero bastante fresco, sobre todo en las tardes y noches, estamos como a 1.300 metros sobre el nivel del mar.

La casa objeto de la remodelación,  antiguamente la alquilaban mis padres a las familias “tradicionales“ de esa época, es decir algo así como papá+mamá+3 hijos.

Como el mercado de alquiler de este tipo de vivienda campestre ha cambiado, quiero darle un toque más moderno, buscando los inquilinos de hoy en día, tales como parejas solas, tal vez con un solo hijo, o personas que viven y trabajan en el mismo sitio y que hacen la mayor parte del trabajo con su ordenador, teléfonos celulares, etc.

Junto con los planos y fotos...

...Samy nos adjunta un escrito describiendo todas las ideas que tiene en mente, entre las que destacamos la idea de tener una casa con doble funcionalidad. Por un lado una casa de dos habitaciones y por otro que de dicha casa se pueda alquilar únicamente la habitación principal como una suite de un hotel.

Además, le preocupa que actualmente la casa está mal distribuida ya que los espacios comunes de la vivienda están en la parte baja, sin vistas y su acceso es complicado.

Con todos estos condicionantes y con un nuevo reto en nuestras manos, Plc se pone "manos a la obra".

La vivienda tiene dos niveles adaptándose a la pendiente del terreno. En el nivel más alto tiene una terraza cubierta con vistas pero desaprovechada y en el nivel inferior las estancias tienen vistas al muro de contención y a la parte trasera de la parcela. Por este motivo, el objetivo principal que nos marcamos es situar la zona de día en el nivel superior con la terraza y la zona de noche en la inferior.

A partir de ahí obtenemos tres opciones.

OPCIÓN A:

En el nivel superior se sitúa el salón, con vistas y salida directa a la terraza cubierta donde colocamos unos sillones y una mesa de centro, y el comedor junto con una cocina abierta. Se aprovecha el aseo exterior para colocar un pequeño lavadero. En el nivel inferior, al que se accede por una escalera lineal, se sitúa un dormitorio o estudio, un baño común con ducha y un dormitorio principal. En esta opción el dormitorio principal está distribuido de forma que, si se cierra la puerta interior con llave, tenga las funciones de habitación de hotel independiente de la casa con acceso directo desde el exterior sin necesidad de entrar a la vivienda. Esta suite consta de un baño con bañera de hidromasaje, un vestidor, una pequeña bancada a modo de cocina y la propia habitación con TV y mesa de estudio. Además, en la terraza cubierta se ha colocado una mesa cerca de la ventana de la cocina.

OPCIÓN B:

Esta segunda opción es similar a la primera pero se ha eliminado el baño común para darle mayor espacio a la suite. Se ha realizado un juego de puertas para que el baño pueda utilizarse como baño común de la vivienda, en el caso de que se alquile toda ella, o, cerrando la puerta del pasillo, quede integrado a la suite en el caso de que sólo se alquile ésta.

OPCIÓN C:

En esta opción se ha distribuido el espacio como una vivienda. Se ha realizado cambios mayores que afectan a la estructura ya que se ha cogido espacio del nivel inferior y se ha elevado hasta el nivel superior para colocar la cocina y que el salón-comedor quede más amplio. El nivel inferior se ha distribuido con dos dormitorios y un baño común.

Como ves, Samy, tienes una casa con muchas posibilidades y con un gran potencial. Esperamos haber superado el reto que nos planteabas y no dejes de enviar fotos del resultado final tras la remodelación ;)

"Hello, I saw your web page and I liked the designs very much. I live in Cali, Colombia, and I have a rural house in the outskirts of the city.

The small house, that I call "the one upstairs", is sharing a plot with other two independent houses: the "main one" that is much bigger (for me and my family) and the steward's one, who takes care of the vegetable garden. The weather is warm but cold in the evenings, we are 1.300 meters on the sea level.

The house I want to refurbish, used to be rented from my parents to the "traditional" families of their time, dad + mom + 3 children.
As the renting market of this kind of houses has changed, I want to give it a more modern touch, searching the nowadays tenants, such as alone couples, maybe with an only son, or people who live and work at the same place and who do most of the work with their computer, cellular telephones, etc. I would like... With the maps and photos Samy attaches a document describing all the ideas that he has in mind, among the ones we emphasize the idea of having a house with double functionality. On the one hand, a house of two rooms, and on the other hand, to have the opportunity of renting only the main room as a hotel suite. In addition, he is worried about the wrong distribution of the house, with the day spaces in the low part, without any good views and with a difficult access.

With these determining factors and with a new challenge in our hands, Plc starts to work.

The house has two levels adapted to the slope of the area. In the highest level it has a covered terrace with views but failed to take advantage and in the low level the rooms have views to the retaining wall and to the back part of the plot. For this reason, the main aim that we follow is to place the day area in the top level with the terrace, and the night area in the low one. From this starting point we get three options.

OPTION A:

In the top level we place the living -with views and exit to the covered terrace where we place a few armchairs and a table- and the dining area close to an opened kitchen. We take advantage of the exterior bathroom to become a small washer room. In the low level, there is a bedroom/studio, a common bathroom and the main bedroom. In this option the principal bedroom is distributed in the way that, if the interior door is locked, it works as a hotel room, independent from the rest of the house with direct access from the outdoor. This suite has a bathroom, a dressing room, a small bench as a kitchen and the bedroom with TV and table to study. Also, in the covered terrace a table has been placed near the window of the kitchen.

OPTION B:

This second option is similar to the first one but the common bathroom has been removed to give more space to the suite. A play of doors has been made in order that the bathroom could be used as common bath of the house, if the whole house is rented, or, closing the corridor door, it belongs to the suite if only this one is rented.

OPTION C:

In this option the space has been distributed as a housing. It has bigger changes concerning the structure, because some space of the low level has been risen up to the top one to place the kitchen, in order that that the lounge become wider. The low level has been distributed with two bedrooms and a common bathroom.

As you see Samy, you have a house with many possibilities and a great potential. We expect to have overcome the challenge that you raised us and send us some photos of the final result after the refurbishment ;)
