El piso de andoni. / Andoni's flat.

Esta es la consulta que nos hace Andoni:

"Hola, soy Andoni. Tengo un problema con la distribución de una vivienda que me he comprado. Me habló una amiga de vosotras. Muchas gracias."

Nos pusimos en contacto con Andoni vía mail y nos explicó su problema:

"Tal y como os había adelantado, en la situación actual de la vivienda nos encontramos con 3 habitaciones, pero teniendo una sala interior y teniendo que pasar por una habitación para acceder a la terraza. La solución que os mando nos gusta mucho, ya que conseguimos 3 habitaciones y una cocina salón juntas. Es verdad que la cocina no tiene ventilación más que la del propio salón, pero con una campana potente lo solucionábamos.

El problema es que hay varias vigas en la casa, y estamos teniendo problemas para mover la cocina de lado. Os escribo para saber si se os ocurriría alguna manera para dejar la cocina en su sitio y sacar 3 habitaciones, ya que no le veo solución. Muchas gracias."

This one is the question that Andoni asks us:

We took contact with Andoni by e-mail and he explained his problem:

"As I had anticipated, in the current situation of the house we have 3 rooms, but one of them is interior and, to accede the balcony, we have to cross another one. We like very much the solution we have found because we obtained three rooms and one kitchen joined to the living room. The kitchen is unventilated but that's not a problem because we can solve it with a fan extractor.

The real problem is that there are some beams in the house that don't allow to move the kitchen. I would like to know if you could think about to obtain three bedrooms without moving the kitchen, because I can'nt solve it. Thank you very much."

New distribution in trouble.

En primer lugar, gracias a ti y a tu amiga por confiar en Planos Low Cost.

¡¡Menudo reto el que nos plantea Andoni!! Pero esto es lo que nos gusta, resolver problemas difíciles como este.

Los condicionantes iniciales estaban claros, el piso debía contar con:

• tres dormitorios
• un baño
• cocina abierta al comedor 
• salón con salida directa a la terraza y unido al comedor.

Además había que ubicar la cocina cerca de su situación actual teniendo especial cuidado con las vigas de cuelgue, para no tener problemas con la altura libre de suelo a techo al pasar por bajo de ella la salida de humos de la campana extractora, y con la distancia a la bajante por donde desaguar la pila, la lavadora y el lavavajillas.

Let's take the Andoni's challenge!! That's what we like, to solve troubles as this one.

The starting point is clear, the flat must have:

• 3 bedrooms
• 1 bathroom
• opened kitchen
• living room close to the balcony and next to dinner area

In addition it was necessary to place the kitchen near its current situation, having special care with the hanging beams, to not having problems with the free height to be able to install the smoke extractor, and with the distance to the general pipe to be able to drain the sink, the washer and the dishwasher.

Con todo ello y tras estudiar toda la documentación que nos envió Andoni, dimos con una solución diferente a la que él ya tenía.

En la solución que plantea Plc el piso dispone de tres dormitorios: uno doble (principal) situado junto al único baño de la vivienda, y dos sencillos situados en la fachada principal (en la cual el hueco existente no modifica su dimensión pero sí se convierte en dos ventanas independientes una para cada habitación) a los cuales se accede desde un pequeño distribuidor que les da cierta independencia de la zona de comedor donde recae. Los tres dormitorios cuentan con espacio para colocar su propio armario.

El problema principal, que es la ubicación de la cocina, queda resuelto al colocarla en la estancia contigua a la situación original y antes de llegar a la viga. Así los desagües quedan próximos a la bajante, el tubo flexible de la campana extractora puede llegar al punto de salida de humos del edificio sin problemas de altura y dispone de una ventana propia para iluminar y ventilar. 

Esta cocina se plantea como un espacio abierto al comedor lo cual se consigue eliminando los tabiques y colocando en su lugar una barra con un par de taburetes.

La zona del salón, aunque es un espacio abierto junto al comedor, queda independizada por la zona de paso a éste donde se ha colocado una mesa de escritorio al lado del mueble del comedor. Dispone, además, de amplios ventanales por lo que la luminosidad de este espacio queda garantizada dándole mayor amplitud, lo cual compensa la escasa anchura de la que dispone, algo menos de 2,50m que es el mínimo que requieren las normas de habitabilidad.

Y por último, sugerimos una puerta corredera antes de llegar a la cocina para separar los espacios comunes del hall de acceso.

After studying all documents we found a different solution: The flat has three bedrooms: the main one, placed close to the bath, and two single bedrooms placed in the main façade (where the existing window doesn't modify its dimensions but it becomes two independent windows, one for each room). The access to these two rooms is through a small hallway which gives them some independence of the dining room. The three bedrooms have space enough to place their own wardrobe.

The main problem, the location of the kitchen, is solved on having placed it in the room beside to the original situation. Also, the drainpipe stay near and the flexible tube of the extractor can arrive to the building chimney and what is more, the kitchen has its own window to get light and ventilation.
This kitchen appears as a space opened to the dining room, what is obtained removing the walls and placing a bar with a pair of stools.

Between the living room and the dining there is a connexion transit area that keep the independence of both zones by means a study corner. In addition, a big window gives enough light to make the lounge look wider, in spite of its narrowness, bit less than 2,50m that is the minimum that the housing laws say.

And finally, we suggest a sliding door before coming to the kitchen to separate the common spaces of the hall of access.
