Con las pilas ya cargadas comenzamos con una consulta.
"Buenos días, deseo crear una nueva habitación en mi piso. Es de unos 156m2 y tenemos 2 habitaciones con baño. Nos gustaría sacar una habitación extra del salón o del lobby. Le he estado dando vueltas a los planos y creo que hay dos posibilidades para sacar una nueva habitación. Personalmente prefiero la idea 2 dado que me resulta más fácil de implementar pero no veo como hacer que quede bien en el salón. La idea 1 supone bastantes cambios y la perdida de un baño. Vivo en el extranjero así que solo estoy interesado en sus servicios de consultoría. Espero sus sugerencias.Gracias."
Y esta es la documentación que nos envía Rafael: un plano con el estado actual del piso y otros dos planos con dos ideas diferentes suyas de dónde colocar la nueva habitación.
Se trata de un piso con estancias muy amplias y con grandes ventanas que dan mucho juego a la hora de añadir una nueva habitación.
La idea 1 que plantea Rafael no estaría mal si no tuviera el inconveniente de que la habitación queda interior sin luz y sin ventilación natural.
Con la idea 2 se consigue una habitación pequeña, con luz y ventilación natural, pero genera un estrechamiento en la zona de comedor que reduce la iluminación natural de la zona de salón.
A partir de aquí Plc busca nuevas opciones distintas de las ya planteadas.
Descartamos la opción de colocar la nueva habitación en el lugar que ocupa la cocina y ésta trasladarla a la zona de lobby, eliminando la habitación de servicio o invitados, por ser una opción excesivamente cara.
La opción más económica: opción A. No se modifica ningún baño ni cocina. Se consigue una nueva habitación aprovechando la amplitud del dormitorio de la parte superior, que se divide en dos consiguiendo dos dormitorios sencillos. En este caso la puerta de salida al balcón se debe de cambiar utilizando el mismo hueco pero partiéndolo en dos puertas independientes con un montante de separación del mismo grosor que el del tabique que acomete. Al fondo del pasillo se coloca un armario.
A partir de la opción A surge esta nueva opción B donde una de las habitaciones generadas se amplia cogiendo el espacio del pasillo, donde estaba el armario, para lo cual se ha de cambiar la ubicación de la puerta del baño 1 y la situación del lavabo. Este cambio en el baño lo mejora ya que el acceso es directo y le da mayor amplitud.
Y por último la opción C, en la que se aprovecha las amplias dimensiones del dormitorio inferior para obtener un dormitorio sencillo y uno doble. En caso hay que modificar la ubicación de la puerta y del lavabo del baño 2, y la puerta de salida al balcón para colocar dos puertas independientes en el mismo hueco.

And this one is the documentation that Rafael sends us: a plane with the current disribution of the flat and other two planes with his two different ideas about where to place the new room.
It is a flat with very wide rooms and with big windows that makes easy to add a new bedroom.
The idea #1 that Rafael proposes would not be bad if it shouldn't have the disadvantage of getting an unventilated room without natural light.
With the idea #2, he gets a small bedroom in better conditions than the previous one, but creating a narrowing in the dining room that limits the natural light of the lounge.
From this point, Plc looks for new different options.
We reject the option of placing the new bedroom instead the kitchen, moving this one to the lobby, because it is an excessively expensive option.

The most economic option: option A. The bathroom and kitchen aren´t modified. We get a new bedroom taking advantage of the width of the bedroom-1, which is divided in two single bedrooms. In this case, the exit door to the balcony must be divided. A cupboard is placed at the end of the corridor.
From the option A appears this new option B where one of the generated bedrooms increase its size with the corridor, for which the bathroom-1 door has to move. With this change, the bathroom gets more width and order.
And finally, the option C, in which it takes advantage of the big size of the master bedroom to obtain a single bedroom and a double one. In this case, it is necessary to modify the bathroom-2 and the exit door to the balcony, as in the other options.
