"Hola, acabo de adquirir un pequeño estudio en una zona muy buena
en Madrid. Es un bajo muy pequeño, la superficie es 5x3 y esta
catalogado como vivienda. Tiene techos de 3,1m de altura.
Evidentemente no hay muchas posibilidades, mas allá de
hacer un baño pequeño. Había pensado en hacer un altillo
para dormir o almacenar.
Las bajantes están en la pared divisoria entre la cocina y el baño.
Mi
idea es hacerlo habitable para que pueda vivir una persona cómodamente.
Es para alquilarlo, está muy cerca de la Ciudad Universitaria de
Madrid, así que un posible inquilino sería un estudiante. Es mejor que
compartir piso con desconocidos.
Una de las ideas
que tengo es hacer el baño más pequeño y dar un poco más de sitio a la
cocina. Además, un altillo para dormir o guardar cosas encima del baño/cocina pero mi duda es si con esa altura me merece la pena. Desde luego,
si consigo hacer altillo le daría mucho juego ya que será un gran
desahogo.

Actualmente, la cocina ocupa el espacio que hay detrás de la puerta de entrada y el baño es el cuarto que se encuentra separado. La ventana que hay en él parece dar a un pequeño patio oscuro de instalaciones.

Nuestra propuesta consiste en trasladar la cocina a la zona de estar y aprovechar la parte trasera de la entrada para un armario ropero. Esta zona de entrada y baño creemos que sí puede contener un altillo arriba, la clave es dejar una altura libre de no menos de 2,10m (2,20m sería lo ideal), construir un pequeño forjado de unos 10-15cm de espesor y dejar unos 85-90cm libres para el altillo, donde ubicar un futón delgadito a ras de suelo o sobre un tatami.
Las dimensiones del baño han de ser como mínimo 1,50x1,50. Influye la situación de la ventana y de la bajante, la ventana se podría convertir en una rejilla de ventilación, y el inodoro no debe alejarse más de 1m de la bajante.
La cocina cuenta con un mínimo de 4 módulos, 3 de ellos de 45cm de ancho (lavadora de carga superior, placa de dos fuegos y fregadero de un seno) y uno de 60cm (nevera bajo la encimera). Se debería dotar de algún armario para los útiles de limpieza: cubo, mocho, escoba...
Y en cuanto a la zona de estar, puede equiparse con un sofá-cama para mayor versatilidad.

Al altillo se sube mediante una escalera deslizante, enganchada al canto del forjado, que es fácilmente trasladable para aprovechar perfectamente todo el perímetro de la estancia.
A los pies de la cama cabría incluso un mueble tipo Expedit-ikea.

Trucos hay unos cuantos: instalaciones vistas en el baño para evitar falsos techos, colgar de la pared todo aquello que se pueda, utilizar muebles plegables y escamoteables, recurrir al mobiliario modular de cocina para duplicar el almacenamiento superior, puertas correderas, colores claros...
