Filosofía LowCost: un loft

A la hora de enfrentarnos a una reforma integral de una vivienda que no resulte económicamente cara, el camino más corto y directo es la eliminación de costes, es así de obvio. Y ello se consigue analizando qué elementos y materiales constructivos es posible evitar.

El ejemplo que mostramos procede de una vivienda en Nueva York en cuya remodelación se han tomado las siguientes decisiones:

• Tabiquería mínima e imprescindible.
• Carpintería interior mínima e imprescindible.
• Instalaciones vistas, tanto de electricidad, como de evacuación.
• Máxima eliminación del falso techo.
• Pintura monocolor en paredes y techos.

No son decisiones a tomar precipitadamente. Es necesario un análisis del espacio para su distribución. Sí, igual que si se proyectara una vivienda convencional con estancias independientes. Se ha de zonificar el espacio y ordenarlo: estudiar las funciones a desarrollar en la vivienda, su número de habitantes, su orientación, las instalaciones a compartir con el resto del edificio... sólo así se logrará optimizar la superficie total y dividirla en áreas funcionales.

Así, es posible observar un juego de parejas causa-efecto que dan lugar al resultado final:

• La vivienda se articula en torno a un núcleo de servicios central que contiene cocina y baños. A su alrededor se generan los diferentes espacios de trabajo, comedor, salones, recepción y dormitorios.
• La estructura de las vigas colgadas forma una cuadrícula que sirve de base de ordenación a toda la instalación eléctrica.
• Los pilares de fachada son aprovechados para que discurra junto a ellos las bajantes de evacuación de las azoteas.
• La eliminación del falso techo deriva en una mayor amplitud y altura del espacio.

Con estas premisas, y más que podríamos seguir analizando, conseguimos una vivienda espaciosa, luminosa, funcional y moderna, en la que los recortes económicos (de primerísima actualidad) se han realizado de forma absolutamente racional y meditada.

English version: When we have to face a non expensive total refurbishment of a flat, the direct and shortest way is the elimination of expenses, it is really obvious. That is possible, analyzing which materials and constructive elements can be removed.
This example of dwelling is placed in New York, and in its reform the following decisions were taken:

• Minimal and indispensable wall partitions.
• Minimal and indispensable doors.
• Installations at sight (electrical and plumbing)
• Maximal elimination of suspended ceilings.
• One-color-painting in walls and ceilings.

These are not decisions to be taken so quickly. We need to analyze the space to be distributed in the same way we should do it in a common flat with independent rooms. The space must be divided into zones to be put them in order: studying the roles to develop in that house, its number of inhabitants, its orientation, the installations to share with the rest of the building... only in this way we'll be able to get good profit of the whole area and divide it in functional parts.
So, it is possible to observe a cause and effect relationship that ends in the final result:

• Central services (kitchen and bathrooms) and the other spaces around it.
• The suspended beams draw a squared pattern that is used as a base of the tracing of the electrical installation.
• The façade columns form a couple with the drainpipes of the roofs.
• With the elimination of the suspended ceiling we get more width and height of the space.

With these conditions, and more that we could follow studying, we get a spacious, light, functional and modern house, in which the spending cut have been made of an absolutely rational and pondered form.
